This is the correct reading. Beasts get Beast edges, vampires get vampire edges, etc.

You do not gain access to the Edge of other splats just because they're in your group - you can only access your own.

Ah, I see where that reading comes from now. My interpretation of that passage, along with the preceding text, is that every type of monster gets an edge, but not every faction get specializations. Edges can only be used if are the right race and are not shared throughout the entire group of Sworn.

Can someone describe in simpler words what is Contagion from San Francisco? I read introducion, but it's all philosophical on nature of dead, not saying anything on real situation in setting. Are dead always working in SF?

Basically some Sim-Eaters were messing round with God-Machine infrastructure in the underworld and accidently triggered this "Contagion" which involves making ghosts solid and corporeal. Obviously with no one leaving the world of the living SF is facing an overpopulation crisis because of all the dead needing resources as well. Oh plus while it mostly only infects the dead if it does infect a living person you become a monster.
